Lawful Development Certificate Information
Have you checked the Planning Portal and believe that you do not need permission but would like us to confirm this is correct?
Should you wish to receive confirmation from us in writing that you do not require planning permission for your development then you can apply for a Lawful Development Certificate. This can then be kept as proof that planning permission is not needed for future reference. View out Planning forms and Guidance page for more help with application forms and fees.
As an alternative it is possible to obtain general guidance from the Planning Portal, but this Council can take no responsibility for individual's interpretation of that guidance.
The Council does offer a free pre-application service for certain charities and community groups who qualify for non-domestic rates relief. Requests relating to the need for advertisement consent, listed building consent, conservation area consent, and consent to carry out works to protected trees will also continue to be free as these fall outside the remit of the LDC procedure.
Free pre-application advice is available for the following:
- registered charities, except those operating as a business
- disabled persons adaptions
- social clubs and non professional sports clubs
- community organisations undertaking works for the public benefit
However, any scheme for the development of a site for a third party is not included.
